Back to Blog Maintenance 10 Roof Maintenance Moves That Save San Antonio Homeowners Thousands
Mark WhiteApril 18, 20256 min read Here's a secret the roofing industry doesn't love me sharing: most premature roof failures are preventable. A little maintenance goes a shockingly long way, especially in San Antonio, where the sun, hail, and humidity are basically a tag team working against your home 365 days a year.
These 10 tips won't make you a roofer (you're welcome), but they will save you money and headaches.
1. Get an Annual Professional Inspection
Once a year, ideally before storm season in spring. A trained eye catches things you'll never see from the ground, cracked flashing, worn sealant, lifted shingles. Think of it like an annual physical for your house. At Legacy, this inspection is always free.
2. Clean Your Gutters (Yes, Again)
Clogged gutter installation cause water to back up under your shingles and rot the fascia board. Twice a year, spring and fall. I know it's not glamorous. Nobody's ever posted a gutter-cleaning selfie that went viral. But it prevents thousands in water damage.
3. Trim Those Overhanging Branches
Tree limbs touching your roof are doing three bad things: scratching shingles, dropping debris that traps moisture, and giving raccoons a highway to your attic. Keep branches 6+ feet from the roof. Your shingles and your attic insulation will thank you.
4. Check for Moss and Algae
San Antonio humidity can cause dark streaks on north-facing slopes. That's algae, and while it's mostly cosmetic, heavy moss growth can lift shingle edges and trap moisture. Zinc or copper strips at the ridge line prevent growth for the life of your roof. Cheap fix, big impact.
5. Inspect After Every Storm
After significant weather, do a ground-level walkthrough. Look for shingles on the lawn, dented gutters, visible debris on the roof. Catching damage early prevents a $200 repair from becoming a $2,000 problem. Five minutes of your time. That's it.

Poor ventilation = attic temperatures of 150-160°F in San Antonio summers. That cooks your shingles from below and drives your energy bills through the literal roof. Proper soffit intake + ridge exhaust keeps your attic within 10-15°F of outside temp. If your upstairs is always hotter than your downstairs, ventilation is probably the culprit.
7. Watch for Interior Warning Signs
Water stains on ceilings. Peeling paint near rooflines. Musty attic smell. These are your roof whispering that something's wrong. Don't ignore whispers, they become screams.
8. Keep the Roof Clear of Debris
Leaves and branches trap moisture against your shingles and accelerate decay. After storms or heavy winds, clear what you can safely reach from the ground with a leaf blower. Key word: safely. From the ground.
9. Check Flashing and Seals Annually
The areas around chimneys, vent pipes, and skylights are leak ground zero. Flashing and sealant deteriorate faster than shingles. This is the #1 thing our inspectors catch during annual checkups.
10. Know When Maintenance Isn't Enough
There comes a point where patching costs more than replacing. If your roof is 20+ years old and needs repairs every year, the math is telling you something. A roof replacement is cheaper than infinite band-aids.
