Back to Blog Costs How Much Does a New Roof Cost in San Antonio? (2026 Pricing Guide)
Mark WhiteJuly 1, 202610 min read "How much does a roof replacement cost?" is the most common question I hear. And most of what you'll find online is useless. National averages don't apply to San Antonio. Generic ranges like "$5,000 to $30,000" aren't helpful when you're trying to budget for YOUR home.
After 25 years of roofing in San Antonio and the surrounding Hill Country, here are real numbers based on what we actually charge and what our competitors charge. These are 2026 prices for the San Antonio market.
Quick Answer: What You'll Actually Pay
For a typical San Antonio home (1,800-2,200 sq ft living area, which is roughly 2,000-2,800 sq ft of roof), here are realistic installed prices including tear-off, disposal, materials, labor, and permits:
3-Tab architectural shingles: $8,500 to $14,000. These are the flat, basic shingles. Most manufacturers are phasing them out and we don't recommend them for new installations. If you see a very low bid, they're probably quoting 3-tab.
Architectural (Dimensional) Shingles: $11,000 to $18,500. This is the standard for San Antonio. GAF Timberline HDZ, Owens Corning Duration, CertainTeed Landmark. Good 25-30 year rated products with solid wind warranties.
Impact-Resistant (Class 4) Shingles: $14,000 to $23,500. Products like GAF Armor Shield II, DECRA, DaVinci, and Malarkey Vista AR. These qualify for a 15-28% insurance discount on your homeowner's policy in Texas. For most SA homeowners, the insurance savings pay back the premium within 3-5 years.
standing seam metal roofing Metal: $22,500 to $40,000. The price range is wide because metal depends heavily on the complexity of your roof (valleys, penetrations, flashing details). Simple ranch-style roofs are on the low end. Complex Hill Country homes with multiple valleys and dormers are on the high end.
stone-coated steel roofing (DECRA, Boral): $18,000 to $30,000. Looks like tile or shake but has the impact resistance and longevity of metal. Increasingly popular in San Antonio's hail-prone zones.
What Actually Drives Your Cost Up or Down
The biggest cost variable isn't the shingles. It's your roof's complexity. A 2,000 sq ft single-story ranch home with a simple gable roof is significantly cheaper than a 2,000 sq ft two-story with multiple hips, valleys, dormers, and skylights. Same square footage, totally different price.
Here's what moves the needle:
- Roof pitch (steepness): Steeper roofs require more safety equipment, slower installation, and sometimes scaffolding. A 4/12 pitch is standard. Anything above 8/12 adds 15-25% to labor costs.
- Number of layers: Texas allows a maximum of two layers of shingles. If you already have two layers, both must be torn off, adding $1,500 to $3,000 for a typical home.
- Decking condition: Rotten or damaged decking (the plywood under your shingles) needs replacement. Budget $50-$75 per sheet. Most roofs need 3-10 sheets replaced. Some need 30+.
- Penetrations: Every pipe, vent, chimney, and skylight adds flashing work. Homes with 2+ chimneys or multiple skylights will be on the higher end.
- Access and height: Two and three-story homes cost more. Steep lots where the truck can't get close cost more. It's a labor and logistics issue.
- Material upgrades: Synthetic underlayment vs felt, drip edge quality, upgraded pipe boots, additional ice-and-water shield in valleys.
The San Antonio Insurance Factor
This is a big deal that most pricing guides miss. San Antonio sits in one of the most active hail corridors in the country. Your insurance company knows this, and they price accordingly.
If you install Class 4 impact-resistant shingles, Texas law (Insurance Code 2253.001) requires your insurer to offer a discount. In San Antonio, that discount typically runs 15-28% on your wind and hail premium. On a $3,000 annual policy, that's $450 to $840 per year in savings.
Do the math: if impact-resistant shingles cost $3,000 to $5,000 more than architectural shingles, and you save $600 per year on insurance, you break even in 5-8 years and save money every year after that. Plus, your roof is better protected against the next hail storm.
We always recommend getting a quote from your insurance agent BEFORE choosing your shingle. Get the exact discount amount in writing, then factor it into your decision.
City of San Antonio Cool Roof Program
Here's something most San Antonio homeowners don't know about: the City of San Antonio offers a Cool Roof program through CPS Energy that provides free shingle replacement for qualifying homeowners. The program targets older homes with poor energy efficiency. Qualifying homeowners can receive up to $19,000 in free roof work.
Eligibility is based on income level and home age. It's worth checking even if you think you won't qualify. Contact CPS Energy's residential programs office or visit cpsenergy.com for current program details.
We are not affiliated with the Cool Roof program, but we've seen clients take advantage of it. It's a legitimate city program funded through utility efficiency mandates.

After 25 years in this market, I've seen every trick. Watch out for these:
- Per-square-foot pricing without a breakdown: A legitimate estimate itemizes materials, labor, tear-off, disposal, permits, and upgrades. 'It's $X per square foot' is a dodge.
- No permit included: San Antonio requires a building permit for re-roofs. If the estimate doesn't include the permit fee (starting around $25 depending on scope), they're either not pulling one (illegal) or planning to hit you with it later.
- Missing drip edge: Some contractors skip drip edge to lower their bid. It's a $200-$400 item that prevents thousands in water damage. If it's not in the estimate, ask why.
- Suspiciously low bids: If one bid is 30%+ below the others, something is wrong. Thin underlayment, no starter strip, reused flashing, unlicensed labor, or 3-tab shingles when you asked for architectural.
- "We can start today" after a storm: Storm chasers pressure you into signing before you can compare bids. Legitimate local companies are busy after storms too. But they'll schedule you, not pressure you.
Financing Options in San Antonio
A new roof is a major expense. Here are legitimate options for San Antonio homeowners: Claim (if storm damage caused the need), home equity loan or HELOC (typically the lowest interest rate), contractor financing (Legacy offers 12-month same-as-cash through Hearth), personal loan, or credit card (for smaller repairs only).

FAQ: Roof Replacement Costs
Q: How long does a roof replacement take? Most single-family homes in San Antonio take 1-2 days. Complex homes or homes requiring extensive decking replacement may take 3 days. Weather can extend this.
Q: Can I negotiate the price? You can always ask, but be cautious. If a contractor drops their price significantly, ask what they're cutting. Materials, labor quality, and warranty coverage shouldn't be negotiable. Volume discounts for doing roof + gutters or multiple properties on the same street are reasonable.
Q: Should I get multiple estimates? Absolutely. Get 3 estimates minimum. Make sure each estimate covers the same scope (same material, same underlayment, permits included). Compare apples to apples.
Q: Is a more expensive roof always better? Not necessarily. The sweet spot for most San Antonio homeowners is impact-resistant architectural shingles. They offer the best combination of performance, insurance savings, and value. Metal is excellent but the cost premium only makes sense if you plan to stay in the home 15+ years.
