Back to Blog Roof Replacement 7 Signs You Need a Roof Replacement in San Antonio (Don't Ignore #4)
Mark WhiteJuly 15, 20256 min read I've been on more San Antonio roofs than I can count over the past 25+ years. And here's what I've learned: roofs are terrible communicators. They don't send you a text that says "Hey, I'm done." Instead, they drop hints, sometimes subtle, sometimes not, and hope you're paying attention.
Here are the 7 signs I look for when homeowners ask me if it's time. If you're nodding along to three or more of these, we should talk.
1. Your Roof Is Over 20 Years Old
architectural shingles are rated for 25-30 years. That's under "ideal conditions," which in manufacturer language means a mild climate with gentle breezes and unicorn sightings. In San Antonio, where we bake at 105°F for months and then get baseball-sized hail for dessert, expect 15-22 years of real-world performance.
If your roof was installed when Friends was still on TV, it's time for an inspection. Even if everything looks fine from the ground. Especially if everything looks fine from the ground.
2. Missing or Curling Shingles
After a San Antonio hailstorm, it's common to find shingles in the yard like confetti from the world's worst party. But shingles also curl, crack, and loosen from plain old age and UV exposure.
A few missing shingles? That's a repair. Twenty percent or more showing damage? That's a replacement conversation. Think of it like a car, one flat tire is a fix. Four flat tires and a cracked engine block is a different discussion.
3. Granules in Your Gutters
Those tiny pebble-like granules on your shingles aren't decorative, they're your roof's sunscreen. When they start collecting in your gutter installation like sad little sand dunes, your shingles are losing their UV protection.
Some granule loss is normal on a brand roof replacement. On a roof that's 15+ years old, it means the clock is ticking.
4. Daylight Through the Roof Boards
Go into your attic on a sunny day and look up. If you see little pinpoints of light coming through the decking, congratulations, you have a skylight you didn't pay for. And if light is getting in, water definitely is.
This is the one that keeps roofers up at night. Most homeowners never check their attic. By the time they notice water stains on the ceiling downstairs, the damage is months old.

Stand across the street and look at your roofline. Is it straight? Good. Is it wavy like a roller coaster? Not good. A sagging roofline means moisture has compromised the decking or the support structure underneath.
This isn't a "let's think about it" situation. This is a "call someone today" situation. Structural issues don't get better with time. They get more expensive.
6. Your Energy Bills Are Climbing
In San Antonio, air conditioning is basically a human right from May through October. If your CPS bill is climbing year after year despite no changes in usage, your roof might be the culprit.
A failing roof lets hot attic air seep into your living space, and your AC has to fight harder to keep up. A new roof with proper ventilation and modern underlayment can cut cooling costs by 15-25%. That's real money in a city where August utility bills make grown men weep.
7. Your Neighbors Are Getting New Roofs
This sounds like a joke, but it's one of the most reliable indicators I know. Homes in the same neighborhood were usually built around the same time, with the same materials, facing the same weather. If three houses on your street have new roofs, yours is on the same timeline.
After a major hailstorm, I'll see entire neighborhoods go block by block. If your neighbor's insurance company paid for a new roof, yours might too. It's worth checking.
