Back to Blog Roof Repair DIY Roof Repair vs. Hiring a Pro in San Antonio: An Honest Guide
Mark WhiteJuly 1, 20268 min read I'm going to tell you something you won't hear from most roofing companies: not every roof problem requires a professional. There, I said it. A few things are genuinely safe and smart to handle yourself. But here's the flip side: some things that look like easy weekend projects can turn into insurance nightmares, code violations, or trips to the emergency room.
After 25+ years in San Antonio roofing, I've seen the full spectrum. The guy who patched a small leak with silicone caulk and it held for years. And the guy who tried to replace a few shingles, stepped through the decking, and fell into his living room. Let's figure out which category your project falls into.
What You CAN Do Yourself (Safely)
These are low-risk tasks that a reasonably handy homeowner can handle:
- Cleaning gutters and downspouts: This is roof maintenance 101. Clogged gutters cause water to back up under your shingles. A ladder, gloves, and a garden hose are all you need. Do it twice a year, more if you have overhanging trees.
- Removing debris: Branches, leaves, and other debris trap moisture and accelerate shingle deterioration. Carefully sweep or blow them off, working from the ridge down. Never use a pressure washer on a shingle roof.
- Inspecting from the ground: Grab binoculars and walk around your house. Look for missing shingles, sagging sections, damaged flashing, or anything that looks out of place. This is free, safe, and gives you something to tell a roofer about if you spot a problem.
- Caulking small pipe boot cracks: If a rubber pipe boot (the collar around plumbing vents) is cracking, a tube of roofing sealant can buy you a year or two. This is a band-aid, not a permanent fix, but it works in a pinch.
- Trimming overhanging branches: Branches that touch your roof scratch the shingles, drop debris, and give critters a highway to your attic. Keep at least 3 feet of clearance.
What You Should NOT Do Yourself
These are the projects where the risk outweighs the savings:
- Replacing shingles: It looks simple on YouTube. In practice, getting the right shingle pattern, nailing pattern, and flashing integration requires experience. Improper installation voids manufacturer warranties and can cause leaks worse than the original problem.
- Anything involving flashing: Flashing around chimneys, walls, valleys, and vents is where most leaks originate. It requires proper step flashing technique, counter-flashing, and sometimes mortar work. Get this wrong and you'll have water intrusion you can't see until the damage is extensive.
- Structural repairs: Sagging roof lines, soft decking, or rafter damage means something is structurally wrong. This isn't a DIY territory under any circumstances.
- Anything that requires a permit: In San Antonio and Bexar County, roof replacement and major repairs require permits. Only contractors licensed in the local jurisdiction can pull them. Unpermitted work can create serious problems when you sell your home.
- Flat roof repairs: Flat roofs (TPO, mod bit, EPDM) require specialized tools and techniques. A bad patch on a flat roof can trap water between membrane layers, turning a small problem into a complete tear-off.
- Storm damage repairs: If you have a potential claim, any DIY work before the adjuster inspects can complicate or void your claim. Document the damage, call your insurance company, and then call a roofing contractor.

The most expensive roof repair I've ever seen was a DIY job. A homeowner tried to fix a valley leak himself. He sealed over it with tar and shingles. The leak stopped, temporarily, but water was now running under the tar, soaking the decking, and pooling in his attic insulation. By the time he called us, he needed a roof replacement section, new decking, new insulation, and mold remediation. His $200 DIY fix turned into a $12,000 repair.
Beyond that, consider these hidden costs:
- Voided manufacturer warranty: Owens Corning, GAF, and other manufacturers require installation by certified contractors for their warranties to apply
- Insurance complications: If a DIY repair fails and causes interior damage, your homeowner's insurance may deny the claim
- Safety: According to the Bureau of Labor Statistics, falls from roofs are one of the leading causes of construction fatalities. Professional roofers have harnesses, safety gear, and training. Most homeowners have a ladder and optimism.
- Resale issues: When you sell your home, the buyer's inspector will flag unpermitted or non-professional roof work. It either kills the deal or requires you to pay for proper repairs at that point.
When to Call a Professional: The Decision Rule
Here's my simple test: if the repair requires you to get on the roof, involves more than one shingle, touches any flashing or structural component, or is related to storm damage, call a professional.
A professional inspection in San Antonio is typically free (ours is). The roofer will give you an honest assessment. If it turns out you don't need work, a good roofer will tell you so. If you do need work, you'll get it done right, with a warranty, proper permits, and no trips to the emergency room.
