Back to Blog FAQ Ask a San Antonio Roofer: Your Questions Answered (2026 Edition)
Mark WhiteMay 30, 20268 min read Every week, homeowners across San Antonio call, email, and message me with roofing questions. Some are simple, some are complex, and all of them deserve honest answers. Here are the most common ones I'm getting in 2026.
Q: My insurance company said they won't renew unless I replace my roof. Is this legal?
A: Yes. Texas insurance companies have the right to non-renew policies based on roof condition. This has become extremely common since 2023. Your options: replace the roof, shop for a different insurer (some are more lenient on roof age), or apply for coverage through the Texas FAIR Plan (the insurer of last resort, but premiums are high). The best long-term solution is usually replacement.
Q: Is it worth getting a second opinion on my insurance adjuster's report?
A: Absolutely. Insurance adjusters are skilled but not infallible. Having your roofer attend a reinspection can reveal damage the adjuster missed. At Legacy, we attend reinspections at no charge to our customers.
Q: Can I use my claim proceeds for something else and just repair the roof?
A: Technically, with RCV policies, you receive the initial payment (ACV minus depreciation minus deductible). If you don't complete the replacement, you don't receive the supplemental depreciation payment. So you'd only have a partial payment, probably not enough for a full replacement later.
Some homeowners try to pocket the initial check and do minimal repairs. This is risky: if future damage occurs, your insurer will see the unaddressed damage and may deny the new claim.
Q: My neighbor got their roof paid for by insurance. My roof looks the same, why was my claim denied?
A: Several factors: different insurance companies with different policies, different adjusters with different interpretations, different roof ages, or different policy types (RCV vs ACV, cosmetic exclusions). Just because your neighbor was approved doesn't guarantee your claim. But it IS a good reason to request a reinspection with your roofer present.

Call (210) 272-7272 → Q: Do I need to be home during the roof replacement?
A: No, but we recommend being available by phone. We'll need access to exterior power outlets and water, and we'll call you if we discover unexpected decking damage that needs approval for repair. Many customers work normally during the installation.
Q: How noisy is a roof replacement?
A: Loud. Tear-off day is the noisiest, imagine a construction site directly above your living room. Shingle installation day is quieter but still noticeable. Most customers make alternative plans for pets (especially dogs) on installation days. We start at 7:30 AM and typically finish before 6 PM each day.
Q: Will you match a competitor's quote?
A: We'll review any written competitor quote and explain any differences in scope, materials, or warranty. We're not the cheapest roofer in San Antonio, we're not trying to be. We compete on quality, warranty, and service. If a competitor offers the same scope and materials for less, we'll discuss it honestly. Sometimes they're cutting corners we won't cut; sometimes they're simply more competitive on that particular job.
