Back to Blog Metal Roofing How to Choose a Metal Roofing Contractor in San Antonio (What Most People Miss)
Mark WhiteJuly 24, 20267 min read metal roofing is growing fast in San Antonio, and every roofing company in town is adding it to their website. But here is something most homeowners do not realize: installing metal is fundamentally different from installing shingles. A crew that is excellent with shingles can be dangerous with metal.
After 25+ years of metal roofing in San Antonio, we have seen the results of bad metal installations. Leaking panels, oil-canning (wavy distortion), improper thermal expansion allowance, and failed flashing details that turn a $25,000 investment into a nightmare. Here is what to look for so that does not happen to you.
Ask About Their Metal-Specific Experience
The first question to ask any metal roofing contractor: how many metal roofs have you installed in the last 12 months? Not total roofs. Metal roofs specifically.
A company that installs 200 shingle roofs and 3 metal roofs per year is not a metal roofing contractor. They are a shingle contractor who occasionally does metal. There is a big difference in crew skill, tool inventory, and problem-solving ability.
Ask to see recent metal projects in San Antonio. Not stock photos, actual completed jobs. A contractor who regularly installs metal will have a portfolio of local work they are proud to show you.
Exposed Fastener vs. Concealed Fastener: Know the Difference
This is the single most important technical question most homeowners never ask. There are two fundamentally different types of metal roof systems, and they perform very differently over time.
Exposed-fastener panels (R-panel, corrugated) use screws that penetrate through the metal panel into the deck. Every screw has a rubber washer that seals against water. Over time, especially in San Antonio's heat cycling, those washers dry out, crack, and leak. Exposed-fastener roofs are cheaper upfront but require periodic maintenance and have a shorter effective lifespan.
Concealed-fastener systems (standing seam metal roofing) use clips that attach to the deck underneath the panel. The panels interlock over the clips, so there are zero exposed penetrations. No screws through the metal means no washer degradation, no leak points, and no maintenance. This is the system we recommend for residential metal roofing.
If a contractor quotes you a 'metal roof' without specifying which system, ask. If they default to exposed-fastener panels for a residential home, that tells you something about their expertise.
Thermal Expansion: The Detail Most Crews Get Wrong
Metal expands and contracts with temperature changes. In San Antonio, roof surface temperatures can swing 80 to 100 degrees in a single day, from morning lows to afternoon peaks. A 20-foot metal panel can expand by nearly a quarter inch across that temperature range.
Proper metal roofing installation accounts for this movement. Standing seam clips allow panels to slide as they expand and contract. If a crew screws panels down rigidly (like they would with shingles), the panels will buckle, oil-can, and eventually fail at fastener points.
This is one of the most common installation errors we see on metal roofs installed by inexperienced crews. The roof looks fine on install day. Six months of temperature cycling later, the panels are wavy and noisy.

Every penetration (vent pipes, chimneys, skylights), every valley, every wall transition, and every edge requires custom metal flashing fabricated to fit. This is hand work that requires skill and experience.
On a architectural shingles, you can buy pre-made flashing kits off the shelf. On a metal roof, flashing is fabricated on-site or in a shop to match the specific panel profile and roof geometry. A contractor who does not have a brake (the tool that bends sheet metal into custom shapes) on the job site is improvising, and that rarely ends well.
Ask your contractor: do you fabricate custom flashing on-site? Who makes your trim pieces? If the answer involves caulk as a primary waterproofing strategy, look elsewhere.
