Back to Blog Cost Guides How Much Does It Cost to Replace the Roof on a 1,500 Sq Ft House in San Antonio?
Mark WhiteAugust 9, 20265 min read Replacing the roof on a typical 1,500 square foot single-story San Antonio home costs $8,000 to $13,000 with architectural architectural shingles in 2026. Impact-resistant Class 4 shingles run $9,500 to $14,500, and standing seam metal roofing metal runs $15,000 to $29,000 for the same house.
Those are real installed prices for the San Antonio market, including tear-off, materials, labor, and standard accessories. Here is where the numbers come from, so you can check any estimate against them.
Why Your Roof Is Bigger Than Your House
A 1,500 square foot house does not have a 1,500 square foot roof. Roof pitch and overhangs add area, so the same footprint usually carries 1,800 to 2,100 square feet of actual roof surface, which roofers measure as 18 to 21 squares (one square is 100 square feet).
That is the first thing to check on any estimate: the number of squares. If two bids for your house differ by five squares, one of them measured wrong, and it changes the price by thousands.
The Math, Line by Line
San Antonio installed pricing in 2026 runs about $350 to $500 per square for architectural shingles, $450 to $650 for Class 4 impact-resistant shingles, and $800 to $1,400 for standing seam metal. Multiply by roughly 20 squares for a 1,500 square foot single-story home and you get the ranges above.
- Architectural shingles: 20 squares x $350 to $500 = $8,000 to $13,000 installed (adjusted for typical roof size and complexity)
- Class 4 impact-resistant shingles: about $9,500 to $14,500, and most Texas insurers discount your premium 15% to 35% for them
- Standing seam metal: $15,000 to $29,000, with a 40 to 60 year lifespan
What Pushes the Price Up or Down
Steep pitches, multiple stories, lots of valleys and dormers, and skylights all add labor. Rotted decking adds $50 to $75 per replaced sheet, and you will not know how many sheets until tear-off. A simple gable roof on a one-story house sits at the bottom of the range; a cut-up two-story roof sits at the top.
The other variable is who is doing the work. A bid thousands below everyone else usually means thin insurance, subbed-out labor, or shortcuts on underlayment and flashing, which are exactly the parts that determine whether the roof lasts.
