Back to Blog Real Estate First-Time Homebuyer's Guide to Roof Condition in San Antonio
Mark WhiteMay 8, 20265 min read Buying your first home is thrilling. You're imagining paint colors, furniture layouts, and backyard barbecues. The roof probably isn't on your mind, but it should be, because it's the single most expensive component of your home's exterior. A surprise roof replacement six months after closing is a $10,000-$15,000 problem nobody budgets for.
What to Check Before Making an Offer
Ask the listing agent for the roof's age and any maintenance/repair history. Many sellers know when the roof was installed. If they don't, check the permit history with San Antonio's Development Services Department, roof replacements should have permits on file.
From the ground, look for: missing or visibly damaged shingles, sagging roof lines (indicating structural issues), excessive granule loss in gutter installation, and the overall 'tired' appearance of aged shingles.
The Home Inspection Isn't Enough
Your general home inspector will look at the roof, but they're checking dozens of other systems too. If the inspector flags any roof concerns, or if the roof appears to be over 15 years old, invest in a dedicated free roof inspection from a roofer licensed in your area.
This specialized inspection costs nothing (Legacy offers them free) and provides detail that a general inspection can't: estimated remaining lifespan, specific damage documentation, and repair vs. replacement recommendation.

Learn About Roof Certifications →The Insurance Wild Card
Here's something most first-time buyers don't know: many Texas insurance companies won't write new policies on homes with roofs over a certain age (typically 15-20 years). If you can't get insurance, you can't close.
Before falling in love with a home, verify that you can obtain homeowner's insurance at a reasonable rate. If the roof age is a concern, use it as a negotiation point, either the seller replaces it, or the price is reduced accordingly.
