Mark WhiteMay 5, 20265 min read Managing roofing for a multi-family property, whether it's a four-plex, a 200-unit apartment complex, or an HOA community, requires a different approach than single-family work. Tenant coordination, phased scheduling, different material requirements, and budget considerations all add complexity.
Legacy has handled multi-family roofing projects across San Antonio for over 25 years. Here's the framework.
Tenant Coordination Is Critical
Residents need advance notice of roofing work. At minimum, provide 72 hours' notice with: expected noise levels and duration, parking restrictions during debris removal, temporary relocation of outdoor furniture, and reassurance that their units will be weatherproofed before the crew leaves each day.
We work in phases, completing one building or section per day so only a portion of residents are affected at any time.
Material Considerations
Multi-family properties with flat or low-slope roofs typically use TPO, PVC, or flat roofing. For multi-family with pitched roofs, standard architectural shingles are most common, the insurance premium discount from Class 4 shingles multiplied across many units can be substantial.
Uniformity matters: all buildings in a community should use the same shingle color and material. We coordinate with HOA boards to ensure community-wide consistency.
