Back to Blog Niche Roofing for Military Families & VA Home Loans in San Antonio
Mark WhiteMarch 25, 20265 min read San Antonio is Military City USA, home to JBSA-Fort Sam Houston, JBSA-Lackland, JBSA-Randolph, and the largest concentration of military and veteran families in the country. Many of our customers over the past 25 years have been military families, and we've learned that your roofing needs have some unique angles.
Whether you're active duty, retired, or using a VA loan, here's what you need to know.
VA Loan Roof Requirements
If you're buying a home with a VA loan (or selling to a VA buyer), the VA appraisal includes a roof assessment. The appraiser doesn't do a full inspection, but they'll flag obvious issues: missing shingles, visible damage, active leaks, or a roof that appears near end-of-life.
A flagged roof can kill a deal. If you're selling, get a professional free roof inspection before listing. If issues exist, you can either fix them or negotiate with the buyer. Finding out at the appraisal stage creates time pressure nobody needs.
If you're buying and the roof gets flagged, your options include asking the seller to repair/replace, negotiating a price reduction, or walking away. Don't buy a home with a known bad roof, even in a competitive market.
PCS Timeline Challenges
Getting PCS orders and need a roof replacement before you sell? We understand the urgency. When a military family calls with a PCS deadline, we prioritize the project. We've done full roof replacements in under a week from first call to final walkthrough when PCS timelines demanded it.
We also work with realtors who specialize in military relocations across San Antonio. If you need a referral, we're happy to connect you.

If the service member deploys and the spouse is managing a roof replacement, we get it, you've got enough on your plate. We assign a single project manager who coordinates everything: damage documentation, material selection, scheduling, permits, and inspection. One point of contact, clear communication, no surprises.
We've worked with military spouses through the entire storm damage process while their partner was overseas. It's something we take seriously.
