Back to Blog Niche San Antonio Real Estate Agents: Your Roofing Cheat Sheet for Closing Deals
Mark WhiteMay 20, 20266 min read Real estate agents: I get it. You're not a roofing expert, and you shouldn't have to be. But in San Antonio, roof condition affects more transactions than any other single factor. Knowing the basics, and having the right roofer on speed dial, can save deals, protect your clients, and make you look like a superstar.
Here's the cheat sheet I wish every agent had.
For Listing Agents: Before You List
If the roof is over 15 years old, get a professional inspection before listing. Not the homeowner's guess about the roof age, an actual inspection. Finding out about roof problems at the buyer's inspection puts your seller in the weakest negotiating position possible.
Pre-listing free roof inspection costs your seller nothing (we do them free) and gives you options: fix it before listing and advertise a roof replacement, price accordingly with full disclosure, or document the condition with a professional report so there are no surprises.
For Buyer's Agents: During Due Diligence
The general home inspector will look at the roof, but they're generalists. If the inspector flags roof concerns, or if the roof is visibly aged, recommend your buyer get a dedicated roof inspection from a roofer licensed in your area. The detail level is dramatically different.
Key things to determine: estimated remaining useful life, whether damage is storm-related (potential claim for seller), whether any previous repairs were done with permits, and cost to replace if needed (for negotiation purposes).
The Insurance Elephant in the Room
Here's the issue that catches agents off guard: in San Antonio, many insurance companies won't write new policies on homes with roofs over 15-20 years old. If your buyer can't get insurance, they can't close.
Ask about the roof's age and condition EARLY in the process. If there's a potential insurance issue, address it before you're three weeks into escrow and scrambling.

You can estimate roof age from the ground:
- 0-5 years: Shingles look sharp-edged, colors are vibrant, granules are full
- 5-10 years: Slight granule wear visible, colors slightly faded, edges still defined
- 10-15 years: Noticeable granule loss, some color fading, edges starting to soften
- 15-20 years: Significant granule loss, curling edges, cracking visible, gutters full of granules
- 20+ years: Extensive granule loss, visible bare spots, curling, cracking, 'tired' overall appearance
