Back to Blog Neighborhoods Roofing in the Medical Center Area: San Antonio's Urban Core
Mark WhiteFebruary 5, 20264 min read The Medical Center area, roughly bounded by I-10, Loop 410, and Babcock Road, is one of San Antonio's most diverse neighborhoods in terms of housing stock. You'll find 1960s ranch-style homes, 1980s two-stories, modern townhomes, and everything in between. Each era brings different roofing challenges.
Fun fact: Legacy's office is in Windcrest, just minutes from the Medical Center corridor. This is quite literally our backyard.
Mid-Century Homes (1950s-1970s)
Many Medical Center-area homes from this era have low-slope or flat roofing sections, especially on ranch-style designs. These flat sections are the most common leak points and typically use modified bitumen or built-up roofing that's been patched multiple times over the decades.
If your 1960s home has a flat roof section that's been 'repaired' four times, it's time for a proper re-roof with modern TPO or modified bitumen roofing. Stop patching, solve it permanently.

The Medical Center area has mature tree cover that rivals Alamo Heights. Large oaks and pecan trees mean shade (good for energy), debris (bad for gutter installation), and moisture retention (bad for shingles). Algae-resistant shingles and regular gutter maintenance are essential.
