Back to Blog Education The Complete Flat Roof Guide for San Antonio Homeowners and Building Owners (2026)
Mark WhiteJanuary 30, 202614 min read Flat roofs (technically "low-slope roofs" since they are not truly flat, they have a slight pitch for drainage) are everywhere in San Antonio. Commercial buildings, apartment complexes, restaurant strips, patio covers, home additions, and modern residential designs all use flat roofing systems. They work great when installed correctly and become an expensive headache when they are not.
After 25+ years of installing and repairing flat roofs across San Antonio, I have seen every problem, every material, and every shortcut that leads to failure. This guide covers what every flat roof owner in San Antonio needs to know: material options, realistic costs, common problems, maintenance requirements, and how to decide between repair, coating, and full replacement.
Flat Roof Materials: What Works Best in San Antonio
San Antonio's climate puts unique demands on flat roof materials. Summer surface temperatures on a flat roof can exceed 160 degrees. We get occasional freezes in winter. Hail hits 2 to 4 times per year. UV exposure is relentless. The right material choice depends on your building type, budget, and how long you plan to own the property.
TPO (Thermoplastic Polyolefin) is the most popular flat roof system in San Antonio right now, and for good reason. The white reflective surface bounces solar heat instead of absorbing it, reducing cooling costs by up to 30 percent. Every seam is heat-welded with a hot-air gun, creating a continuous waterproof barrier with no adhesive to fail. TPO is Energy Star certified, lightweight, and handles San Antonio temperature extremes well. Cost: $5.50 to $8.50 per square foot installed. Lifespan: 20 to 30 years. Best for: commercial buildings, multi-family, and any building where energy efficiency matters.
modified bitumen roofing (Mod-Bit) is a rubber-based rolled roofing system that has been a reliable choice for decades. It handles temperature swings from below freezing to 110+ degrees without cracking, which matters in San Antonio where a single week can swing 50 degrees. Modified bitumen comes in torch-applied, cold-adhesive, and self-adhered options. Cost: $5 to $8 per square foot. Lifespan: 15 to 25 years. Best for: residential flat sections (porches, additions, garages) and smaller commercial buildings.
PVC (Polyvinyl Chloride) is the premium single-ply option. PVC has superior chemical resistance, making it the standard for restaurants, commercial kitchens, and buildings near grease exhaust vents. Like TPO, seams are heat-welded. PVC also has excellent fire resistance and wind uplift ratings. Cost: $7 to $12 per square foot. Lifespan: 25 to 35 years. Best for: restaurants, food service, and buildings that need maximum chemical and fire resistance.
Built-Up Roofing (BUR) uses multiple alternating layers of asphalt and reinforcing fabric, topped with gravel or a cap sheet. This is the oldest flat roof technology still in wide use, and it works. The multi-layer construction means even if one layer is compromised, the others keep protecting. BUR provides maximum puncture resistance, which matters for roofs with heavy foot traffic or lots of equipment. Cost: $6 to $10 per square foot. Lifespan: 25 to 40 years. Best for: large commercial buildings, warehouses, and roofs with heavy equipment.
Spray Polyurethane Foam (SPF) is sprayed directly onto the existing roof. It expands into a seamless, self-flashing surface that adds insulation while creating a waterproof barrier. No seams means no seam failures. SPF adds R-6.5 insulation per inch, which significantly cuts energy costs. The catch: SPF requires a protective topcoat every 10 to 15 years and must be installed in specific temperature and humidity conditions. Cost: $4 to $7 per square foot. Lifespan: 20+ years with proper recoating.
Liquid-Applied Coatings (silicone or acrylic) go over an existing flat roof to extend its life by 10 to 15 years. No tear-off, no landfill waste, minimal disruption. This is the most budget-friendly option when the existing roof structure is still sound. Cost: $3 to $6 per square foot. Best for: roofs that are aging but not yet failing.
Flat Roof Costs in San Antonio (2026 Pricing)
Here is what San Antonio property owners actually pay for flat roof work in 2026. These ranges account for material, labor, and standard details. Pricing varies based on roof size, accessibility, number of penetrations (HVAC units, vents, drains), and whether tear-off is needed.
For a typical 2,000 square foot commercial flat roof: TPO replacement costs $11,000 to $17,000. Modified bitumen costs $10,000 to $16,000. PVC costs $14,000 to $24,000. BUR costs $12,000 to $20,000. A silicone coating over existing roof costs $6,000 to $12,000.
For residential flat sections (200 to 800 square feet, typical for porches, additions, garages): expect $2,500 to $8,000 depending on material and scope. Smaller areas have slightly higher per-square-foot pricing because setup and detail work is a larger percentage of total cost.
Flat roof repair (patching, seam repair, flashing repair): $500 to $3,000 for most jobs. Emergency flat roof leak repair: $500 to $1,500 for same-day or next-day service.
Tear-off and disposal adds $1 to $2 per square foot when the existing roof cannot be covered over. Most flat roof systems allow one re-roof over the original, but a second layer over an existing re-roof usually requires tear-off.
The 5 Most Common Flat Roof Problems in San Antonio
I have repaired thousands of flat roofs in San Antonio. These are the five problems I see over and over, in order of how often they cause calls to our office.
Problem #1: Ponding Water
Ponding is water that remains on the roof 48+ hours after rain. Some temporary pooling after a heavy rain is normal. Persistent ponding is not. Standing water accelerates membrane deterioration, adds structural weight (water weighs 5.2 pounds per square foot per inch of depth), breeds mosquitoes, and eventually finds its way inside.
Ponding is caused by clogged drains or scuppers (the most common cause and the easiest fix), insufficient original slope, structural settling over time, sagging deck from past moisture damage, or HVAC equipment placed in drainage paths.
The fix depends on the cause. Clearing a clogged drain costs almost nothing. Adding tapered insulation to redirect water to drains costs $3 to $5 per square foot. Installing additional drains or scuppers costs $500 to $1,500 each. The cost of fixing ponding is always less than the cost of the water damage it eventually causes.
Problem #2: Blistering and Bubbling
Blisters form when moisture gets trapped between roof layers and expands in San Antonio's heat. On a 100 degree day, roof surface temperatures can hit 160+ degrees. That trapped moisture turns to steam and pushes the membrane up into a visible blister.
Small blisters (under 6 inches) that are firm to the touch can be monitored. Large blisters, blisters that are soft and spongy, or blisters that are cracking should be repaired. They are going to become leak points.
The root cause is almost always moisture in the roof system from a past leak, condensation from poor ventilation, or moisture introduced during original installation (installing on a damp day, for example). Fixing the blister without addressing the moisture source means new blisters will form. We identify and address the root cause before repairing the visible symptom.
Problem #3: Seam and Flashing Failures
Every penetration, wall transition, drain, and field seam is a potential leak point. Seam failures account for roughly 40 percent of all flat roof leak calls we receive.
Seams fail when: adhesive-based seams break down in UV and heat (this is why heat-welded seams are superior), thermal movement stresses fixed connection points, flashing pulls away from walls or parapets due to building movement, or the original installation relied on sealant instead of proper mechanical attachment.
If your flat roof repair consists mainly of "we re-caulked the edges," the leak will return. Proper flat roof flashing uses mechanically fastened metal with continuous membrane termination. Caulk is not a structural waterproofing solution.

Book Your Free Inspection →Problem #4: Hail Damage
San Antonio gets hit with significant hail events 2 to 4 times per year. Flat roof hail damage is often invisible from the ground. Unlike shingle roofs where hail damage shows as obvious dents and missing granules, flat roof hail damage can be subtle: small punctures in TPO or PVC membranes, fractures in modified bitumen, displaced gravel in BUR systems, or dents in metal flashings.
These small impacts may not leak immediately but create weak points that fail during the next heavy rain. After any hail event with stones 1 inch or larger, have a professional inspect your flat roof even if you do not see visible damage from the ground. Most damage is found during the hands-on inspection, not the visual one.
Problem #5: UV Degradation and Thermal Cycling
San Antonio averages over 220 sunny days per year. That relentless UV exposure breaks down roofing materials at the molecular level: membranes become brittle, coatings chalk and thin, sealants crack, and adhesives soften.
On top of UV, daily temperature swings of 30+ degrees are common. The roof expands during the day and contracts at night, stressing every seam, fastener, and connection point. Over years, this cycling causes fastener back-out, membrane fatigue, and stress cracks at fixed connection points.
The best defense is choosing materials rated for high UV exposure (TPO and PVC with UV stabilizers), ensuring all seams are mechanically welded rather than adhesive-based, and maintaining reflective coatings that reduce surface temperature.
Flat Roof Maintenance: What San Antonio Property Owners Should Do
Flat roofs need more regular maintenance than pitched roofs. A consistent schedule catches problems early when they are cheap to fix instead of waiting until they are expensive emergencies.
- Every quarter: Clear all drains, scuppers, and gutters. San Antonio live oak leaves, pecan husks, and dust clog drainage systems fast. A $0 drain clearing prevents a $5,000 ponding problem.
- Twice per year (spring and fall): Walk the roof and inspect for blisters, cracks, seam separation, and flashing deterioration. Check seals around every HVAC unit, vent, and pipe.
- After every significant storm: Check for hail damage, wind-lifted membrane, and debris impacts. Document everything with photos for insurance purposes.
- Every 5 years: Professional inspection with core samples on roofs over 10 years old. Core samples reveal trapped moisture and insulation condition that cannot be seen from the surface.
- Every 10 to 15 years: Plan for re-coating on coated systems and SPF roofs. Timely re-coating extends roof life by years.
Repair vs. Coating vs. Replacement: How to Decide
Repair makes sense when damage is isolated: a single leak point, one area of seam separation, or localized ponding from a blocked drain. Typical cost: $500 to $3,000. Repairs buy time when the overall roof is in good condition.
Coating makes sense when the existing membrane is aging but the structure underneath is sound. We take core samples to verify there is no trapped moisture or deck deterioration before recommending a coating. A coating at $3 to $6 per square foot is 40 to 60 percent cheaper than full replacement.
Replacement makes sense when: there are multiple active leaks, the membrane shows widespread cracking or alligatoring, core samples reveal saturated insulation, the roof is 20+ years old with chronic issues, or previous repairs keep failing. At that point, coating over a failing system just delays the inevitable at your expense.
We provide honest assessments. If an $800 repair solves your problem, that is what we recommend. If your roof needs replacement and a coating would just waste your money, we tell you that too.
FAQ: Flat Roofs in San Antonio
Can I put solar panels on a flat roof? Yes, and flat roofs are actually ideal for solar. The flat surface lets panels mount at the optimal angle for San Antonio's latitude (about 29 degrees). Installation is faster and safer than on pitched roofs. Just make sure the roof is in good condition before adding panels on top.
Is a flat roof good for a home addition? Flat roofs are the standard choice for San Antonio home additions, enclosed patios, and garage conversions because they integrate cleanly with the existing roofline. Modified bitumen is the most common material for residential flat sections.
How do I find a leak on a flat roof? Flat roof leaks often show up inside the building far from the actual entry point because water travels along the deck before finding an opening. Professional leak detection uses flood testing (controlled water application to isolated sections) or infrared scanning to find trapped moisture. Trying to trace the leak from the interior stain is usually unreliable.
Do flat roofs increase insurance costs? Not necessarily. Your insurance rate depends on the material, condition, and age of the roof, not whether it is flat or pitched. Some insurers actually favor TPO and PVC flat roofs because they are fire-resistant and impact-rated.
