Back to Blog Financing How to Pay for a New Roof: Financing Options in San Antonio
Mark WhiteFebruary 10, 20265 min read I'll be straight with you: a quality roof replacement in San Antonio typically costs $8,000-$18,000 for a standard home. That's a significant investment, and not everyone has that sitting in savings. The good news is you have options, more options than most homeowners realize.
Option 1: Insurance (If You Have Storm Damage)
If your roof was damaged by a covered event (hail, wind, fire), your homeowner's insurance should cover replacement minus your deductible. This is the most common way roofs are replaced in San Antonio, we see more insurance jobs than cash jobs by a 3:1 ratio.
Your deductible is typically 1-2% of your home's insured value. On a $300,000 policy, that's $3,000-$6,000 out of pocket. Still significant, but far less than the full replacement cost.
Option 2: Roofing Company Financing
Many roofing companies (Legacy included) offer financing through third-party lenders. Options typically include: same-as-cash plans (12-18 months at 0% interest if paid in full), low-interest installment plans (60-144 months), and low/no down payment options.
The approval process takes about 10 minutes with a soft credit pull that doesn't affect your score. Monthly payments on a $15,000 roof over 10 years are typically $150-$200/month.

Option 3: Home Equity Line of Credit (HELOC)
If you have equity in your home, a HELOC often offers the lowest interest rates (currently 7-9% in most cases). Plus, the interest may be tax-deductible since it's a home improvement. The downside: it takes 2-4 weeks to set up, so it's not ideal for emergency situations.
HELOCs work well when you know your roof needs replacement in the near future and want to plan ahead financially.

Banks, credit unions, and online lenders offer unsecured personal loans for home improvements. Rates are typically higher than HELOCs (8-15%) but approval is faster and your home isn't collateral. This can be a good option if you don't have significant home equity or need speed.
What to Avoid
A few financing red flags:
- Roofers who pressure you to sign financing paperwork on the spot, take time to read terms
- Any financing with prepayment penalties, you should always be able to pay ahead
- Putting a full roof replacement on a credit card (unless it's 0% intro APR and you'll pay it off before the rate kicks in)
- Any roofer who says they'll 'handle the deductible' through creative financing, that's illegal in Texas
At Legacy Home Improvements, we'll walk through every payment option with you and help you find the one that makes the most financial sense. No pressure, no games. Call (210) 272-7272.
