Back to Blog Education Roof Warranties in Texas: What's Actually Covered (And What's Marketing)
Mark WhiteFebruary 14, 20265 min read Every roofing company in San Antonio will tell you about their warranty. "Lifetime warranty!" "50-year guarantee!" It sounds amazing. But warranties are like gym memberships, the devil is in the details, and most people don't read past the headline.
Here's the straight talk on what roof warranties actually cover, what they don't, and what to look for.
The Two Warranties You Need to Know
There are two separate warranties on every roof job: manufacturer and workmanship. They cover completely different things, and confusing them is how homeowners get disappointed.
Manufacturer warranty: covers defects in the materials themselves. If shingles crack or delaminate due to a manufacturing defect, the manufacturer (Owens Corning, GAF, CertainTeed) replaces them.
Workmanship warranty: covers installation errors, wrong nailing patterns, improper flashing, poor ventilation. This comes from your roofing contractor.
The Fine Print Nobody Reads
Most "lifetime" manufacturer warranties are heavily prorated after the first 10-15 years. That means at year 20, they might cover 30% of the replacement cost. At year 25, maybe 10%. "Lifetime" doesn't mean "free replacement forever." It means "we'll exist for the lifetime of the shingles and give you a declining discount."
The real question is: does it have a non-prorated period? The best manufacturer warranties offer 15-25 years of full coverage before proration kicks in.
Workmanship Warranty: This Is the One That Matters
Here's the critical insight: most roof failures in the first 10 years are installation-related, not material-related. And installation is covered by the workmanship warranty, which comes from the company that installed your roof.
If that company goes out of business, your workmanship warranty goes with them. Poof. This is why choosing an established local company matters more than chasing the lowest bid. A 10-year workmanship warranty from a company that's been around 25 years is worth infinitely more than a "lifetime" warranty from a company that started in January.
What's NOT Covered (By Any Warranty)
This list surprises most homeowners:
- Storm damage, that's homeowner's insurance, not a warranty issue
- Normal wear and tear from sun and weather
- Damage from poor maintenance (clogged gutters, etc.)
- Damage from others walking on your roof (satellite installers, HVAC techs, solar guys)
- "Acts of God". Texas weather's legal designation, apparently

When comparing roofing quotes, ask these three questions: 1) What's the workmanship warranty length? 2) Is it transferable if I sell? 3) How long has this company been in business?
At Legacy, every installation comes with a written workmanship warranty. And we've been at the same San Antonio address since 1999, we're not going anywhere. Call (210) 272-7272 with any warranty questions.
Warranty Comparison by Manufacturer (2026)
Here's what the major manufacturers actually offer when your contractor is certified: GAF offers a 25-year standard warranty and a 50-year Golden Pledge enhanced warranty with 25 years non-prorated and 25 years workmanship coverage with Master Elite contractors. Owens Corning offers 25-year standard and Lifetime Platinum Preferred enhanced with 10 years non-prorated and 10-25 years workmanship depending on contractor tier. CertainTeed offers 25-year standard and 50-year 5-Star enhanced with 15 years non-prorated and 15-25 years workmanship with Select Shingle Master contractors.
The enhanced warranties from GAF, Owens Corning, and CertainTeed are only available through their certified contractor programs. A random contractor using the same shingles gets you the standard warranty only. Legacy is certified with GAF, Owens Corning, and CertainTeed, which means you get access to the enhanced tiers.
Transferring Your Warranty When Selling
This is one of the most overlooked aspects of roof warranties. Manufacturer warranties are generally transferable to the new homeowner, but most require you to notify the manufacturer within 30-60 days of the home sale. Miss this window and the new owner gets nothing.
Workmanship warranties vary by contractor. Some are transferable, some aren't. At Legacy, our workmanship warranty transfers with the home. Ask any contractor you're considering whether their warranty transfers. It directly affects your resale value.
Pro tip for sellers: include your warranty transfer documentation in the home sale packet. A transferable 25-year warranty from a certified contractor is a real selling point.
FAQ: Roof Warranties in Texas
Q: Does insurance damage void my warranty? Manufacturer warranties typically do not cover storm damage (that's what insurance is for), but having storm damage repaired by a non-certified contractor can void the manufacturer warranty on the undamaged portions. Always use a certified contractor for storm repairs.
Q: What about solar panel installations? This is a growing issue in San Antonio. If a solar installer penetrates your roof membrane improperly, it can void both your manufacturer and workmanship warranties. Get written confirmation from your roofing contractor that the solar installation method won't affect your warranty.
Q: How do I file a warranty claim? For manufacturer warranty claims, contact the manufacturer directly (GAF: 1-866-423-7663, Owens Corning: 1-800-766-3464). They'll send an inspector. For workmanship claims, contact your installing contractor directly. Keep your original contract, receipts, and warranty registration confirmation.
Q: Are 'lifetime' warranties actually lifetime? 'Lifetime' in roofing means 'the reasonable useful life of the product' as defined by the manufacturer. For most architectural shingles, that's 40-50 years. After the non-prorated period (typically 10-25 years), coverage drops significantly each year. By year 30, you might get 20% coverage. By year 40, essentially nothing.
