But I'd rather earn your trust with an honest repair recommendation today and earn your replacement business in 5 years than push an unnecessary replacement now.
Here's my decision framework, the same one I'd use on my own home.
When Repair Makes Sense
Repair is the right choice when:
- Your roof is under 12 years old with isolated, localized damage
- The damage is limited to a small area (under 30% of the total roof)
- The issue is a specific component failure (pipe boot, flashing, shingle blow-off) rather than overall deterioration
- The repair cost is under 30% of what a replacement would cost
- Your roof deck is in good condition with no signs of moisture damage
When Replacement Is the Smarter Move
Replacement makes more sense when:
- Your roof is 15+ years old AND has damage, the repair buys you 2-3 years at most
- Multiple areas need repair (widespread granule loss, multiple leak points, numerous nail pops)
- The repair estimate exceeds 30% of replacement cost, you're paying replacement-level money for repair-level results
- Previous repairs haven't held, recurring issues indicate systemic problems
- You're planning to sell within 2-3 years, a new roof adds more value than patchwork
- Your insurance company has flagged the roof for replacement
