Back to Blog Insurance Getting a Roof Inspection for Insurance Renewal in San Antonio
Mark WhiteJanuary 25, 20265 min read More and more San Antonio homeowners are getting letters from their insurance companies: 'We require a free roof inspection before renewing your policy.' Some are even getting non-renewal notices with the roof cited as the reason.
This trend has accelerated since 2020, driven by Texas's massive hail claim payouts. Here's what's happening and what you can do.
Why Insurers Are Demanding Inspections
Texas leads the nation in hail damage roofing storm damage restoration. Insurance companies are tightening underwriting standards to reduce risk. If your roof is over 15-20 years old, many insurers now require proof that it's in serviceable condition before they'll renew your policy.
Some companies are using aerial imagery (satellite and drone) to assess roof condition without ever telling you. If their imagery shows your roof appears aged, damaged, or in poor condition, they may non-renew your policy at the next renewal date.
What the Inspection Report Needs to Show
Insurance roof inspections typically document: overall shingle condition and estimated remaining life, presence and condition of flashing, state of ventilation components, evidence of any active damage or leaks, and roof age verification.
The inspector provides a written report with photos. If the report shows a roof in reasonable condition with 5+ years of remaining life, most insurers will renew. If it shows end-of-life condition, you may need to plan a replacement.
