Back to Blog Financing How Do Most People Afford a New Roof in San Antonio?
Mark WhiteAugust 9, 20266 min read Most San Antonio homeowners pay for a roof replacement one of five ways: an insurance claim (the most common after hail years), 100% financing with a monthly payment, a home equity line, cash savings, or a mix of insurance plus financing for the deductible and upgrades.
After 25+ years of replacing roofs here, I can tell you almost nobody writes a five-figure check. Here is each option with real numbers, ranked by how often our customers actually use it.
1. Insurance Pays, You Cover the Deductible
In a hail market like San Antonio, more roofs get replaced through insurance claims than any other way. If a storm damaged your roof, your real cost is the deductible, typically $1,000 to $6,000 on a percentage-deductible policy, and the insurer covers the rest.
The catch: you have to catch the damage while the claim window is open (typically one to two years from the storm date in Texas), and hail damage is rarely visible from the ground. A free roof inspection after any major hail event protects the option even if you never file.
2. 100% Financing With a Monthly Payment
For aging roofs with no storm damage, roof financing is how most of our customers do it. Our program through HFS Financial covers 100% of the project, no money down, with rates from 7.8% APR, terms up to 30 years, and no prepayment penalties.
- $12,000 roof: about $86 a month on a 30 year term
- $15,000 roof: about $108 a month
- $20,000 roof: about $144 a month
- Pre-qualification is a soft credit check that takes about 60 seconds and does not touch your score
The 30 year term is a tool, not a sentence. It sets the required payment low, and since there is no prepayment penalty, most people pay extra and clear it years early. The point is that a failing roof stops being a $12,000 emergency and becomes a utility-bill-sized line item.

If you have owned your home a while, a home equity line often carries a competitive rate, and interest may be tax deductible when the money improves the home (ask your tax person, not your roofer).
The tradeoffs: setup takes weeks, closing costs can eat the rate advantage on smaller projects, and it puts your home up as collateral. It is a strong option for a planned replacement; it is a poor fit when the roof is leaking this week.
4. Cash, and 5. The Hybrid
Cash is king if you have it. No interest, simplest transaction, and it never makes sense to finance what you can comfortably pay outright.
The hybrid shows up constantly in storm years: insurance covers the replacement, and financing covers the deductible plus upgrades like Class 4 impact-resistant shingles or better ventilation. You end up with a better roof than you had, insurance discounts going forward, and a small monthly payment instead of a lump sum.
What I Tell Friends and Family
First, find out if you even have a claim; a free inspection answers that. Second, if there is no claim, pre-qualify for financing before you assume you cannot afford it, because the soft check is free and the monthly number surprises people. Third, never let a contractor pressure you into a payment path on the spot. Anyone who will not put numbers in writing and give you a week to think is selling, not helping.
