Back to Blog Insurance How Much Is a New Roof With Insurance in San Antonio?
Mark WhiteAugust 9, 20266 min read If your insurance company approves a roofing storm damage restoration, your out-of-pocket cost for a roof replacement in San Antonio is usually just your deductible, which runs $1,000 to $6,000 or more depending on your policy. The insurer pays the rest of the replacement cost, even on a roof that would cost $15,000 or $20,000 to replace.
That is the short answer. The longer answer involves how deductibles are calculated, a two-check payment system that confuses everyone, and a Texas law that makes "free roof" offers illegal. Worth five minutes if a storm just rolled through your neighborhood.
Your Deductible Is Probably a Percentage
Most Texas policies now carry a percentage deductible for wind and hail: 1%, 2%, or sometimes 5% of your home's insured value, not a flat dollar amount. On a home insured for $300,000, a 1% deductible is $3,000 and a 2% deductible is $6,000.
Check your declarations page before you file anything. Knowing your deductible tells you whether a claim makes sense: if the damage estimate barely clears the deductible, you may be better off paying for repairs directly and keeping the claim off your record.
How the Insurance Money Actually Arrives
Approved claims usually pay in two checks. The first check is the actual cash value of your roof: replacement cost minus depreciation for age. After the new roof is installed and invoiced, the insurer releases the second check, called recoverable depreciation.
This trips up homeowners who look at the first check, see a number far below the roofer's estimate, and panic. The rest of the money exists; it just is not released until the work is done. A contractor who handles claims weekly will chase that paperwork for you. We do it as part of every storm damage restoration job.
The Texas Law Every Homeowner Should Know
Since 2019, Texas law (HB 2102) makes it a criminal offense for a contractor to waive, absorb, or rebate your deductible. Every "we'll eat your deductible" offer you hear after a hailstorm is asking you to participate in insurance fraud, and insurers now routinely require proof that you paid it.
The good news: you do not need to pay the deductible in cash. Our roof financing program can cover the deductible with a monthly payment, which keeps everything legal and keeps a $3,000 surprise from wrecking your month.

Denials and lowball adjustments are common, especially on first inspections done from the ground. You have the right to request a re-inspection, submit your own contractor's documentation, and invoke appraisal under most policies.
Our free inspections produce the drone photos and line-item documentation that reverse a lot of first denials. If the roof genuinely does not have claimable damage, we will tell you that too, along with what it would cost to handle it out of pocket.
The Bottom Line
With an approved claim: you pay the deductible, insurance pays the rest, and upgrading to Class 4 impact-resistant shingles during the replacement typically costs a small out-of-pocket difference while cutting your future premiums 15% to 35%.
Think your roof took storm damage? A free inspection settles it with photos, usually in under an hour.
