Back to Blog Financing Can You Really Get a New Roof for $99 a Month in San Antonio?
Mark WhiteAugust 7, 20266 min read You've seen the yard signs and the Facebook ads. "New roof for $99 a month!" And if you're like most San Antonio homeowners I talk to, your first reaction is somewhere between hopeful and suspicious.
Good instinct. The honest answer is: yes, a $99 a month roof payment is mathematically real, but only under specific conditions, and some companies use that number in ways that should make you walk away. Let me show you the actual math so you can tell the difference.
The Math: When $99 a Month Is Real
A monthly payment depends on three things: the loan amount, the interest rate, and the term. Here's what roof roof financing actually looks like at a 7.8% rate, which is where rates start for well-qualified buyers right now:
- $12,000 roof over 30 years: about $86 a month
- $12,000 roof over 15 years: about $113 a month
- $15,000 roof over 30 years: about $108 a month
- $20,000 roof over 30 years: about $144 a month
So a payment under $100 a month is genuinely achievable on a smaller roof financed over a long term. A typical single-story San Antonio home with an architectural architectural shingles often lands in the $10,000 to $15,000 range, which puts a sub-$100 payment within reach on a 30-year term.
Where the ads get slippery is when they quote $99 a month on a $25,000 roof. That math only works with a teaser rate that expires, a balloon payment hiding at the end, or dealer fees baked into an inflated roof price. Always ask for the loan term, the rate after any promo period, and the total amount financed.
The "No Credit Check" Part Is the Red Flag
Some of those ads say "$99 a month, no credit check." Stop right there. No legitimate lender funds a five-figure roof without any credit review. What reputable programs use instead is a soft credit check: a 60-second pre-qualification that shows what you qualify for without affecting your credit score. A hard inquiry only happens if you decide to move forward.
If a company promises financing with literally no credit check, the money is coming from somewhere, usually an inflated contract price, a high-pressure rent-to-own structure, or a lien arrangement you don't want. In Texas, contractors have been shut down over exactly these schemes.

100% financing means the loan covers the whole project: no down payment, no equity requirement, nothing out of pocket to start. That part is real and it's how our own program through HFS Financial works. Loans run up to $325,000, terms up to 30 years on loans above $15,000, rates start at 7.8%, and there are no dealer fees and no prepayment penalties, so paying it off early costs nothing extra.
That last point matters more than people think. A 30-year term is a tool to get the required payment low, not a sentence. Most homeowners who take a long term pay extra when they can and clear the loan far sooner.
How to Find Out Your Real Number
Skip the ads and do this instead. First, get a real price for your specific roof, not a teaser number. Our instant roof estimate tool gives you a satellite-based range for your address in about 60 seconds. Then run the soft credit check to see your actual rate and payment options side by side.
If a storm damaged your roof, check your insurance route first, because in that case you may only need to finance your deductible, and your monthly payment could be a fraction of these numbers. We walk San Antonio homeowners through both paths every week during a free free roof inspection.
