Back to Blog Education How Long Does a Roof Last in Texas? (Honest Answer by Material Type)
Mark WhiteOctober 18, 20256 min read Every shingle manufacturer will tell you their product lasts 25, 30, even 50 years. And technically, that's true, in a laboratory. In a climate-controlled room with perfect ventilation and zero weather events.
Texas is not that room. Here's how long roofing materials actually last in San Antonio and Central Texas, based on what I've seen over 25+ years of ripping off old roofs and looking at what's underneath.
3-Tab Asphalt Shingles: 12-18 Years
Rated for 20-25 years. Real Texas lifespan: 12-18 years. These thin, flat shingles take a beating from UV radiation and temperature cycling. If you still have 3-tab shingles, they were probably installed in the early 2000s or before. They've done their job. Time to upgrade to architectural.
We haven't installed a 3-tab roof in over a decade. The price difference to architectural shingles is minimal, and the performance gap is massive.
Architectural (Dimensional) Shingles: 18-25 Years
Rated for 30 years (sometimes 'Lifetime'). Real Texas lifespan: 18-25 years. This is what's on about 80% of San Antonio homes built in the last 20 years. They're thicker, more wind-resistant, and look significantly better than 3-tab.
The biggest variable? Ventilation. A properly ventilated attic can add 3-5 years to your shingle life. Poor ventilation cooks them from underneath. I've seen 10-year-old shingles that look 25 on homes with sealed-off soffits.
Impact-Resistant (Class 4) Shingles: 22-30 Years
Rated for 30+ years. Real Texas lifespan: 22-30 years. These premium shingles are engineered to withstand hail impacts and tend to be thicker and more durable overall. They also earn you an insurance discount (typically 15-28% off your premium in Texas).
For San Antonio specifically, impact-resistant shingles are the best value proposition in residential roofing. The insurance savings alone often pay for the upgrade within 4-6 years.
Standing Seam Metal: 40-60 Years
Rated for 40-70 years. Real Texas lifespan: 40-60 years. metal roofing is the longevity champion. It handles Texas heat better than any other material because it reflects solar radiation instead of absorbing it. The main enemies are expansion/contraction stress and fastener issues, which are preventable with proper installation.
Yes, it costs 2-3x more than shingles upfront. But you'll likely never replace it again. In a 50-year horizon, metal is actually cheaper.
Tile (Clay and Concrete): 35-50 Years
Rated for 50-100 years. Real Texas lifespan: 35-50 years for the tiles themselves, but the underlayment beneath tiles only lasts 20-30 years and needs replacement (which requires removing and reinstalling all the tiles). So while tile roofs last a very long time, they're not maintenance-free.
Tile is heavy, your structure needs to support it, and more expensive to repair because of the labor involved. Beautiful on the right home, but not practical for every situation.
What Shortens Roof Life in Texas?
These factors consistently kill roofs early in our climate:
- Poor attic ventilation (the silent killer)
- Hail damage that goes unrepaired (even minor damage compounds)
- Tree debris and shade promoting moisture retention
- Cheap installation with improper nailing patterns
- Skipping starter strips and ice-and-water shield
Quick Reference: Roof Lifespan in Texas vs. Manufacturer Claims
Here's how the numbers compare: 3-Tab Asphalt is rated 20-25 years by manufacturers but lasts 12-18 years in Texas, costs about $500-$670 per year, and does not qualify for insurance discounts. Architectural Shingles are rated at 30 years but last 18-25 years in Texas at $360-$500 per year. Impact-Resistant (Class 4) shingles are rated 30+ years, last 22-30 years in Texas, cost $330-$455 per year, and do qualify for insurance discounts of 15-28%. standing seam metal roofing Metal is rated 40-70 years, lasts 40-60 years in Texas, and costs only $250-$375 per year. Clay/Concrete Tile is rated 50-100 years but lasts 35-50 years at $400-$570 per year.
Cost per year is calculated as total installed cost divided by real Texas lifespan, based on 2026 San Antonio pricing for a 2,000 sq ft roof. Impact-resistant shingles offer the best overall value when you factor in the insurance discount.
How to Check Your Roof's Remaining Lifespan
Not sure how old your roof is? Check your closing documents. If you bought the home, the seller's disclosure should mention the roof age. If not, check the home inspection report.
Look at the permit records. The City of San Antonio's Development Services portal shows building permits by address. A re-roofing permit tells you when the last replacement happened.
Check the attic. Contractors sometimes write the installation date on the underside of the decking or on a rafter. Look for chalk markings or stickers.
Schedule a free roof inspection. A professional can assess remaining lifespan based on shingle condition, granule loss, and overall wear. Legacy offers free inspections across San Antonio. Call (210) 272-7272.
FAQ: Roof Lifespan in Texas
Q: Does the color of my roof affect how long it lasts? Yes, but less than you'd think. Darker shingles absorb more heat and may age slightly faster, but the difference is typically 1-2 years at most. Ventilation matters far more than color.
Q: My roof is 15 years old. Do I need to replace it? Not necessarily. If it's architectural shingles with good ventilation and no storm damage, you may have 5-10 years left. The best way to know is a professional inspection. Signs to watch: granules in gutters, curling edges, and daylight visible from the attic.
Q: Does a new roof increase home value in San Antonio? Yes. National data shows a new roof recovers 60-70% of its cost at resale. In San Antonio's market, a new roof can be the difference between a quick sale and sitting on the market, especially if the current roof is visibly aged.
Q: How does hail affect roof lifespan? Even 'cosmetic' hail damage shortens lifespan because it fractures the shingle's protective granule layer. Once that layer is compromised, UV and water penetration accelerate aging. A roof that takes hail damage at year 10 may only last to year 15 instead of year 25.
