Back to Blog Education Roof Warranties Decoded: What Your Roofer and Manufacturer Actually Promise
Mark WhiteOctober 12, 20255 min read Your roof should come with two separate warranties: one from the manufacturer covering the materials, and one from the installer covering the workmanship. Understanding the difference, and the limitations of each, is critical for protecting your investment.
Manufacturer Warranty: Materials
This covers defects in the roofing material itself: premature granule loss, cracking, curling, or other failures that aren't caused by installation errors, weather events, or neglect.
Important limitations: most manufacturer warranties are prorated after the first 10-15 years, meaning coverage decreases over time. That '30-year warranty' pays 100% for the first decade, then decreasing percentages after that.
'Lifetime warranty' in roofing means the lifetime of the original purchaser's ownership. It does NOT mean the shingle lasts forever. Transfer provisions vary by manufacturer.
Manufacturer warranties typically require: proper ventilation, professional installation by a certified contractor, registration within 30-60 days of installation, and no unauthorized modifications to the roof system.
Workmanship Warranty: Installation
This covers errors in how the roof was installed: improper nailing, flashing mistakes, ventilation problems, and any failures resulting from the installer's work. This is arguably more important than the manufacturer warranty because most roof failures in the first 10 years are installation-related, not material-related.
Workmanship warranties vary wildly between contractors: some offer 1 year (basically meaningless), some offer 5 years (decent), and the best offer 10-25 years (excellent). At Legacy, we offer a strong workmanship warranty because we stand behind our installation quality.
Key question to ask any roofer: 'If there's a leak in year 7, do you come fix it for free?' The answer reveals the real warranty.
