Back to Blog Commercial TPO Roofing for San Antonio Commercial Buildings: The Complete Guide
Mark WhiteFebruary 28, 20266 min read If you own or manage a commercial building in San Antonio with a flat or flat roofing, you've probably heard about TPO (Thermoplastic Polyolefin). It's become the most popular commercial roofing membrane in Texas, and there are solid reasons for that, but also some things the sales guys don't mention.
I've installed TPO on warehouses, strip malls, churches, and everything in between across San Antonio. Here's the real story.
Why TPO Dominates San Antonio Commercial Roofing
In a city where air conditioning is your biggest utility expense, TPO's white reflective surface is a game-changer. A properly installed TPO roof can reduce cooling costs by 20-30% compared to a dark built-up or modified bitumen roofing roof. On a 20,000 sq ft commercial building, that's real money, potentially $5,000-$10,000 per year.
TPO is also fully recyclable, resistant to UV degradation, and typically costs 20-30% less than PVC (its closest competitor in single-ply membranes). For San Antonio's climate, it's a strong default choice.
TPO Cost in San Antonio: Real Numbers
Installed cost for TPO in San Antonio runs $5.50-$8.50 per square foot, depending on thickness (60 mil vs 80 mil), insulation requirements, and building access. For a typical 10,000 sq ft commercial roof, expect $55,000-$85,000 fully installed with a 20-year warranty.
Compare that to built-up roofing (BUR) at $7-$10/sq ft or PVC at $7-$12/sq ft. TPO hits the sweet spot of performance and value.

TPO isn't ideal for roofs with heavy foot traffic (maintenance access, rooftop equipment that's serviced frequently), roofs with ponding water issues that haven't been corrected, or buildings where you need a 30+ year warranted system (PVC outperforms here).
If your building has a lot of rooftop penetrations. HVAC units, pipes, drains, the quality of the installation matters more than the membrane you choose. This is where cheap roofers will cost you. Every penetration is a potential leak point, and bad seam welds on TPO are the #1 cause of failure.
