Back to Blog Commercial Commercial Roofing in San Antonio: TPO, EPDM, PVC, and Modified Bitumen Compared
Mark WhiteMay 18, 20268 min read If you own a commercial property in San Antonio, a strip center, office building, warehouse, or restaurant, your flat or flat roofing uses completely different materials and installation methods than residential shingle roofs. Understanding the options helps you make better decisions and avoid overpaying.
TPO (Thermoplastic Polyolefin)
TPO is the most popular commercial roofing material installed today, and for good reason. It's a single-ply white membrane that reflects UV radiation, keeping your building cooler and reducing energy costs. In San Antonio's brutal summers, TPO's reflectivity alone can reduce cooling costs by 15-25%.
Installed cost: $5-$8 per square foot. Lifespan: 20-30 years. TPO seams are heat-welded (not glued), creating bonds stronger than the membrane itself. This is the #1 advantage over EPDM.
The downside: TPO formulations have changed over the years, and some earlier-generation products had durability issues. Today's major-brand TPO (Carlisle, Firestone, GAF) is well-proven.
EPDM (Ethylene Propylene Diene Monomer)
EPDM is the old reliable, a black rubber membrane that's been used for decades. It handles ponding water better than any other single-ply and has excellent flexibility in temperature extremes.
Installed cost: $4-$7 per square foot. Lifespan: 25-30 years. The downsides: black color absorbs heat (bad for San Antonio energy costs), and seams are glued rather than welded (more likely to fail over time).
PVC (Polyvinyl Chloride)
PVC is the premium single-ply option, and it's the material I recommend most often for restaurants, commercial kitchens, and any building where grease, chemicals, or oil exposure is a concern. PVC membranes are naturally resistant to chemicals, grease, and bacterial growth, which is something TPO and EPDM can't match.
Like TPO, PVC seams are heat-welded, creating watertight bonds stronger than the membrane itself. PVC also comes in white and reflects UV, giving you the same energy savings as TPO in San Antonio's heat. The membrane actually gets stronger at the seams over time, a unique advantage.
Installed cost: $6-$10 per square foot. Lifespan: 25-30+ years. PVC costs more upfront than TPO, but the longer lifespan and superior chemical resistance often make it the better value for food service, medical, and industrial buildings. Major brands like Duro-Last, IB Roof Systems, and FiberTite have excellent track records.
The main consideration: PVC is not the best choice for roofs with heavy foot traffic or frequent mechanical work. The membrane can be punctured by dropped tools or repeated walking in concentrated areas. For those situations, modified bitumen roofing or a reinforced TPO may be a better fit.

Modified bitumen (mod bit) is a multi-layer asphalt-based system that's been a workhorse for decades. It's particularly good for roofs with complex penetrations, HVAC equipment, and high foot traffic areas.
Installed cost: $4-$6 per square foot. Lifespan: 15-20 years. Modified bitumen is less expensive but has a shorter lifespan. For smaller commercial properties where the owner plans to sell within 10-15 years, it can be the right economic choice.
Which One for Your San Antonio Business?
For most San Antonio commercial properties, TPO wins on the combination of energy efficiency, durability, and cost. PVC is the top choice for restaurants, kitchens, medical facilities, and any building with chemical or grease exposure. It costs a bit more but lasts longer and handles harsh environments better than anything else. EPDM is our recommendation when ponding water is a chronic issue. Modified bitumen is best for buildings with heavy rooftop equipment and foot traffic.
