Back to Blog Regulations San Antonio Roofing Code Requirements 2026: What Homeowners Should Know
Mark WhiteMay 22, 20265 min read San Antonio follows the International Building Code (IBC) and International Residential Code (IRC) with local amendments. For roofing, these codes establish minimum standards for materials, installation methods, ventilation, and safety. Any roofer working in San Antonio should know these inside and out.
Permit Requirements
A building permit is required for any roof replacement or major repair in San Antonio. The permit process involves: filing an application with the Development Services Department, paying the permit fee (starting around $25, varies by scope), and meeting requirements for the work to be performed. San Antonio does not require a post-work inspection for re-roofing permits, though some surrounding municipalities do.
Any roofer who tells you 'you don't need a permit' is exposing you to liability. Unpermitted work can: cause problems when selling your home, void your insurance coverage, and result in fines from the city.
Material and Installation Requirements
Key code requirements for 2026: maximum two layers of roofing (tear-off required if two layers already exist), minimum Class A fire rating for roofing materials in most areas, underlayment required on all new and re-roofed surfaces, drip edge required on eaves, proper ventilation meeting the 1:150 (or 1:300 with vapor barrier) ratio, and ice-and-water shield in valleys.
Wind Load Requirements
San Antonio falls in Wind Zone I with a basic wind speed of 115 mph for residential structures. This means: shingles must be rated for minimum 110 mph wind resistance, enhanced nailing patterns may be required at edges and high-wind zones, and roof deck attachment must meet the prescriptive fastener schedule.
